Savannah brims with historic charm, especially near downtown. The beautiful oaks and laid-back pace have begun to attract a crowd of retirees.

"You have access to the coast, mild weather, moderate price levels, Interstate 75, and proximity to the Jacksonville Airport," says Bruce Ailion, Realtor and Attorney at RE/MAX Town & Country, "Add to those fundamental factors, there is great dining, local entertainment, the Savannah Banana's (check it out) if you're not familiar." These perks make Savannah a prime destination for retirees.

Athens, GA

Median Home Price: $327,822

Best known as the home of the University of Georgia, Athens is much more than a little college town. "If you like great burgers, fried chicken, barbecue, and beer, you might call this place paradise," says Bruce.

He adds, "It's moderately priced, a welcoming climate, a youth culture, with the same wooded environment, lakes, and streams GA is known for." With multiple retirement communities around town, it's a perfect spot for retirees looking for small-town charm but a lively community.

Matthews, North Carolina

Median Home Price: $491,119

Matthews sits just southeast of Charlotte, making it a great choice for retirees seeking a slower pace without losing access to the amenities of a big city. "It's walkable, charming, and filled with green spaces, local shops, and community events," says Tiffany Sears, Broker-in-Charge, Lead Broker at The Sears Group.

These features make Mathew an attractive option for retirees, and the town's active senior center offers classes and programs, which help connect to new friends.

Rock Hill, South Carolina

Median Home Price: $320,385

Rock Hill is another Southern town offering the best of both worlds. "Rock Hill offers the perfect balance of hometown charm with urban amenities," says Sears.

You'll find relatively affordable housing, senior amenities, and a major international airport within a 40-minute drive, all without giving up a peaceful environment. Plus, South Carolina doesn't impose income taxes on Social Security benefits, making it a great place to make the most of your retirement funds.

Greenville, South Carolina

Median Home Price: $317,903

"Greenville has exploded as a retirement destination and for good reason," says Sears. She cited the city's walkable downtown packed with dining, arts, and entertainment as one of many reasons why retirees are flocking to Greenville. Additionally, local state parks make it easy to get outside.

Like the rest of South Carolina, Greenville seniors won't face income tax on their Social Security benefits. For many retirees stretching their budget, this perk is significant.

Mooresville, North Carolina

"Mooresville sits close to Lake Norman and offers a tight-knit community feel with outdoor recreation and room to spread out," says Sears. The town is considered part of the fast-growing Charlotte metropolitan area, with a population of around 54,000.

In 'Race City USA,' retirees will find an active senior center as a starting point to find new friends. Nearby Charlotte makes it easy to catch an international flight without giving up the allure of a slower pace.

Boerne, Texas

For retirees looking to head South, the Lone Star State offers plenty of options. But, according to Levi Rodgers, owner of The Levi Rodger Real Estate Group, Boerne stands apart from the crowd.

A few of the factors pushing retirees to Boerne include "its beautiful Hill Country setting, its quaint downtown, and its proximity to the San Antonio healthcare system without the hassle of the city itself," according to Rodgers.
