Since home prices can have a major impact on your financial situation, whether you're looking to buy or sell, falling home prices might have you concerned or rejoicing.
Even though prices are shifting around the state, real estate agents expect to see the steepest price cuts in these Florida cities. Is it a smart homeowner move to buy here?

Cape Coral
Average home price: $337,507
After sustaining significant damage in a series of hurricanes, Cape Coral's housing market has become a nightmare for sellers looking to get out of the area.
"The market experienced one of Florida's largest pandemic-era price surges, and today sellers are facing considerably more competition," says Daniel Amodeo, president at Amo Realty. "Inventory has increased, insurance costs remain elevated, and buyers have much greater negotiating power than they did just a few years ago."
Punta Gorda
Average home price: $335,133
"Punta Gorda shares many of the same characteristics as Cape Coral," says Amodeo. "Buyers have more homes to choose from, listings are generally taking longer to sell, and sellers are increasingly competing on price."
Although Punta Gorda offers easy access to the coast, it might not be enough for residents seeking affordable insurance premiums and less risk of storms.
Orlando
Average home price: $374,196
A drive through the Orlando area will quickly put on display an unimaginable volume of new homes being built. Everywhere you look, you'll see new developments with lots of new homes sprouting up.
"Orlando is one of the markets I'd watch because of the sheer amount of residential construction across the metro area," says Amodeo. "Builders are competing aggressively by offering mortgage rate buydowns, closing cost assistance, and other incentives that many resale sellers simply can't match."
The sheer volume of new homes pouring into the market could push home prices down.
North Port
Average home price: $303,116
"North Port experienced exceptional appreciation during the migration boom, but the market has become much more balanced." says Amodeo.
After a surge of newcomers during the pandemic, some of those new residents have decided not to stick around. With more homes coming on the market, home prices might see a downward shift.
Fort Myers
Average home price: $307,697
Fort Myers has long attracted a crowd of sunseekers. But the seemingly endless sunshine might not be enough to keep home prices on the rise here. Like other parts of Florida, Fort Myers has seen extensive building of new homes. As supply increases, it's natural for home prices to drop.
"Combined with higher insurance costs, sellers have less pricing power than they did several years ago, making it another market I'd watch closely over the next year," says Amodeo.
Tampa
Average home price: $380,300
As with other cities along the Gulf Coast, a recent rash of hurricanes and rising insurance premiums has played into cooling home prices in Tampa.
"During the pandemic, home values across much of the Gulf Coast jumped by 50%–60%, and that kind of growth was never going to last forever," says Matt Brown, a Naples Real Estate Agent and Broker Associate at William Raveis.
Brown continues, "What we're seeing now is the market settling back to more sustainable levels. Hurricane Ian also played a role, bringing more properties back onto the market as repairs were completed. At the same time, a wave of new construction added even more homes just as buyer demand started to cool."
Marco Island
Average home price: $849,357
Although home prices are still high in this wealthy enclave, Marco Island could see falling home prices in the near future. Its beautiful island setting is a double-edged sword, with the threat of devastating hurricanes always present.
After several major hurricanes nearby, insurance costs have become a significant concern here for homeowners and potential buyers.
"Insurance has become another major factor," says Brown, "In parts of Southwest Florida, premiums have doubled, tripled, or even quadrupled since the 2024 hurricane season, making homeownership far more expensive and forcing many sellers to reduce asking prices."
Sarasota
Average home price: $413,155
Home prices have already begun to fall in Sarasota. The lovely beachside town has a lot to offer residents. But ongoing hurricane concerns, insurance prices, and increasing condo regulations are taking a toll on this market.
"Condo owners have also been hit with large special assessments and higher reserve funding requirements following the post-Surfside safety reforms, adding even more pressure," says Brown.
As many condo owners put their place on the market and new homes are built at a fast clip, falling home prices are possibly on the horizon here.
Port Charlotte
Average home price: $268,990
Like many of the cities on this list, Port Charlotte sits on the west coast of the Sunshine State. It's also vulnerable to hurricane threats and has already begun to see a rise in foreclosures.
Charlotte County, which includes Port Charlotte, "ranked as the nation's highest-risk housing market in ATTOM's first-quarter 2026 analysis," says Dell Jeanty, Realtor at Dell Residential.
Jeanty continues, "It makes the real estate market significantly vulnerable if demand weakens further."

Home prices may be poised to fall, especially in some parts of Florida. The influx of new homes onto the market may put some downward pressure on home prices. When you factor in other major costs of owning a home here, like sky-high home insurance premiums, it might not be too surprising that many sellers are desperate to get out.
